Conditions or Reasons for Planning Application - CB/25/00676/FULL
Conditions or Reasons:
1) The proposal due to the siting, excessive bulk and massing of the dormer windows would result in harm to the character and appearance of the area and would be contrary to Policies EMP3 and HQ1 of the CBC Local Plan and the CBC Design Guide.
2) The proposed development fails to make adequate provision for off street parking, and if permitted would lead to an increase in on street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway. The proposal is therefore contrary to Policies T2, T3 and EMP3 of the CBC Local Plan and Chapter 9 of the NPPF (2024).
3) The application contains insufficient information to show that the development would not cause detrimental harm to protected species and as such the proposal is contrary to Policies EE3 and EMP3 of the Central Bedfordshire Local Plan (2021) and the NPPF (2024).
