Conditions or Reasons:
1) The proposed development, by virtue of its close proximity to neighbouring dwellings on Hazel Mead, would result in undue noise and disturbance to the amenity and living conditions of neighbouring dwellings in conflict with Policy HQ1 and CC8 of the Central Bedfordshire Local Plan, Chapter 12 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
