Conditions or Reasons:
1) The proposed development represents inappropriate development in the Green Belt, which is, by definition, harmful to the Green Belt. The proposal would be detrimental to the openness and visual amenity of the Green Belt and an encroachment into the countryside, which would be detrimental to the character of the area. No factors which could amount to very special circumstances to clearly outweigh the harm to the Green Belt are evident. The proposal is therefore contrary to Policy SP4, SP7, HQ1 and EMP4 of the Central Bedfordshire Local Plan and Section 13 of the National Planning Policy Framework.
