Conditions or Reasons:
1) The proposed balcony and screen, by reason of its siting, form and design would result in unacceptable degree of overlooking and loss of privacy to the rear private amenity area of No 11b High Street Sutton, causing significant harm to the living conditions of the occupiers of that neighbouring dwelling. Therefore, the proposal is not considered to be a high standard of design or layout and is contrary to policy HQ1 of the Adopted Local Plan 2021, the Central Bedfordshire Design Guide (August 2023) and Section 12 of the National Planning Policy Framework (2024).
