Conditions or Reasons for Planning Application - CB/25/00834/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 101 Rev: D, 102 Rev: A, 103 Rev: C, 104 Rev: A, 105 Rev: A, 106 Rev: A, 108 Rev: A, 109 Rev: A.

Reason: To identify the approved plan/s and to avoid doubt.
3) The barn annexe building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the principle dwelling house known as Streatley Hall, Sharpenhoe Road and it shall not be occupied as a separate independent dwelling or for any other purpose.

Reason: To prevent the establishment of a separate residential unit.

4) No works are in any circumstances to commence unless the local planning authority has been provided with either:

a) a licence issued by Natural England authorizing the specified activity/development to go ahead; or

b) a statement in writing from the relevant licensing body to the effect that it does not consider that the specified activity/development will require a licence.

Reason: This is a pre-commencement condition to ensure that works do not result in adverse impacts to protected species.

5) All ecological measures and/or works shall be carried out in accordance with the details contained in the March 2024 Preliminary Roost Assessment and the March 2025 Barn Owl and Breeding Bird Mitigation Plan as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.
Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Policy EE2 of the CBLP and Section 15 of the NPPF)
6) All external works hereby permitted shall be carried out in materials to those detailed on Application Form Received: 12.03.2025.
Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality. (Policy HQ1 of the CBLP and Section 12 of the NPPF)
