Conditions or Reasons:
1) The development will require visually significant tree and hedge removal along the roadside frontage of the site to the extent that it will have an adverse visual impact on the arboreal character of Wood Lane, and of the Aspley Guise Conservation Area. As such, the proposal would result in harm to the designated heritage asset, which would not be outweighed by public benefits, which would be in conflict with Policies HQ1, HE3, EE4 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Sections 12, 15 and 16 of the NPPF.
