Conditions or Reasons:
1) The proposed part two storey and single storey rear extension by reason of its scale, form and design would appear incongruous and out of keeping with the character and appearance of the dwelling and the surrounding area. Furthermore, the proposed development by virtue of its siting, scale, massing and design would result in an unacceptable loss of residential amenity for neighbouring properties in terms of overbearing impact for the occupiers of No 70 Drove Road and a loss of light, privacy, and overbearing impact for the occupiers of No 74 Drove Road. Therefore, the proposal is not considered to be of high quality of design and as such would be contrary to Policy HQ1 of the Adopted Local Plan 2021, Policy BPD3 of the Adopted Biggleswade Neighbourhood Plan, the Adopted Central Bedfordshire Design Guide and Section 12 of the National Planning Policy Framework (2024).
