| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

This consent relates only to the details shown on the submitted plans, numbers:

Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details submitted with the application, full details of the new windows and doors proposed to be installed as part of the works hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to any installation of the windows and exterior doors on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Policy HE3, CBLP; Section 16, NPPF) |

Notwithstanding the information submitted with the application, full details of the proposed external materials, including finishes and rainwater goods, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building works being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Notwithstanding the information submitted with the application, full details of the replacement boundary fence and gate proposed to be installed as part of the works hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to any installation of the boundary treatment on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Notwithstanding the details submitted with the application any works of internal and external 'making good' required as a result of implementation of the works hereby approved, including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional detailing and character of the building, close-matching with existing materials and detailing as appropriate.
