| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to demolition and construction, all tree protection fencing and ground protection shall be installed and positioned in strict accordance with Appendix 2 "Tree Protection Plan", Appendix 3 "Arboricultural Method Statement" (Sections 3 and 4) and Appendix 4 "Tree Protection Barrier Specification" of the supporting document "Phase II Arboricultural Impact Assessment (AIA)" dated 18th March 2025 (Ref 101 103). The tree protection fencing and ground protection shall then remain securely in position throughout the entire course of development works.
Reason: This is a pre-commencement condition to protect the designated Root Protection Areas of surrounding trees from compaction and contamination damage due to ancillary work activity, so as to ensure tree health, stability, landscape, amenity and biodiversity value. |

Prior to development, including demolition, a consulting arboricultural consultant shall be appointed to engage in a Pre-Commencement Site Meeting with the appointed contractor, and to subsequently undertake phased site supervision and photographic records at key stages of development, in accordance with the recommended phased sequence of operations, main construction works and site supervision as set out in Appendix 3 "Arboricultural Method Statement" (Sections 1, 5 and 6) of the supporting document "Phase II Arboricultural Impact Assessment (AIA)" dated 18th March 2025 (Ref 101 103), with a copy of the site supervision records being submitted to the Local Planning Authority.
Reason: This is a pre-commencment comdition to ensure that all working practices are in accordance with good arboricultural practice, and are in full compliance with the Arboricultural Method Statement. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 531924-1, 531924-2, 531924-3A, 531924-11G, 531924-13E, 531924-14F, 531924-16, CBC-01.
Reason: To identify the approved plan/s and to avoid doubt. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Notwithstanding the provisions of Part 1, Classes A and B of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building(s) hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the openness of the Green Belt. (Section 13, NPPF) |
7)
Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the openness of the Green Belt. (Section 13, NPPF) |
8)
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no fences, gates, walls or other means of enclosure shall be erected within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the Green Belt. (Section 13, NPPF) |
