| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC.001, 2414/20, 2414/21/D, 2414/22, 2414/23/A, 2414/24, 2414/25/D, 2414/26.
Reason: To identify the approved plan/s and to avoid doubt. |

Within six months of the application being approved, a post installation noise measurement shall be carried out, submitted and approved by the Local Planning Authority to confirm compliance with the Rating Levels approved herein and additional steps to mitigate noise shall be taken if they are exceeded. Approved details shall be implemented and thereafter be permanently retained.
Reason: This condition is required to ensure that information is submitted within due course to assess the noise levels associated with the site and to ensure an acceptable living environment for neighbouring occupiers (CC8 and HQ1 of the CBC Local Plan). |

Development shall not begin until tracking diagrams for HGV's accessing/egressing the site in both directions, and turning within the development, have been submitted to and approved in writing by the Local Planning Authority.
Reason: This information is required prior to any works commencing to ensure appropriate HGV access and to enable vehicles to turn outside the highway limits, thereby avoiding the reversing of vehicles onto the highway. |

Before the development hereby approved is first brought into use, a Travel Plan shall be prepared and submitted to the Local Planning Authority for its approval in writing. The plan shall contain details of:
measures to encourage and promote sustainable travel and transport for journeys to and from the unit an action plan detailing targets a timetable for implementing appropriate measures and plans for annual monitoring and review measures to manage the car parking on site
All measures agreed therein shall be undertaken in accordance with the approved Plan. Reason: In the interests of highway safety, to reduce congestion and to promote the use of sustainable modes of transport.(Policy T2, Central Bedfordshire Local Plan, section 9, NPPF) |

Prior to the use of the development, a scheme showing a site-wide car and HGV parking and circulation Management Plan for the overall Signature Flatbreads operation in Dunstable shall be submitted to and approved in writing by the Local Planning Authority. The plan will identify all areas to be used for these functions and to ensure that off-site parking is restricted, monitored and managed such that the safety and free flow of traffic on the local highway network is not compromised. The approved scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
Reason: To ensure provision for car parking clear of the highway. (Section 94, NPPF) |

The external sound level (Rating Level) emitted from plant, machinery or equipment at the development hereby approved shall not exceed levels 32 dB(A) and 39 dB(A) outside of any dwelling located on Ridgeway Avenue and to the west of Luton and Dunstable Busway respectively. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with all machinery operating together at maximum capacity.
Reason: To ensure an acceptable living environment for neighbouring occupiers (CC8 and HQ1 of the CBC Local Plan). |

The premises shall be used as a bread production facility and for no other purpose including any other purpose in Class B2 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 as amended or in any provision equivalent to that Class in any statutory instrument revoking or re-enacting that Order.
Reason: In the interest of highway safety and to ensure that sufficient provision, serving and parking for HGVs is maintained. |
