Conditions or Reasons for Planning Application - CB/25/00996/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 24.34.OSmap, 24.34.01A, 24.34.02C, Design and Access Statement.

Reason: To identify the approved plan/s and to avoid doubt.
3) Prior to the construction of the detached garage hereby approved, the enlarged paved area as shown on plan no. 24.34.01A shall be implemented and thereafter retained free of obstruction.

Reason: For the avoidance of doubt and to provide adequate parking and manoeuvring area within the site.

4) All external works hereby permitted shall be carried out in materials as shown on drg 24.34.02C and in the Design and Access Statement.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality and conservation area.
