Conditions or Reasons:
1) The proposed rear balcony, by virtue of its siting, form and design would result in an unacceptable degree of overlooking and loss of privacy to the rear private amenity area of Numbers: 83a and 85 Greenfield Road, causing significant harm to the living conditions of the occupiers of these neighbouring dwellings. Therefore, the proposal is not considered to be a high standard of design or layout and is contrary to Policy HQ1 of the Adopted Central Bedfordshire Local Plan 2021, Paragraph 11.33.11 of the Central Bedfordshire Design Guide (August 2023) and Section 12 of the National Planning Policy Framework (2024).
