Conditions or Reasons for Planning Application - CB/25/01020/FULL
Conditions or Reasons:
1) The proposed development represents inappropriate development within the Green Belt, which is, by definition, harmful to the Green Belt. The proposal, by reason of its size, massing and overall design would be harmful to the openness of the Green Belt. No factors which could amount to very special circumstances to outweigh the harm to the Green Belt have been advanced. The proposal is therefore contrary to Section 13 of the National Planning Policy Framework (2024), Section 11 of the Central Bedfordshire Design Guide (2023) and Policy SP4 of the Central Bedfordshire Local Plan (2021).
2) The proposed extensions, by reason of their scale, bulk and massing, would fail to be subservient or proportionate to the original building. The extensions are considered to have a heavy and bulky appearance that would not appear visually subordinate or proportionate to the original building and by virtue of its siting and bulk as well as the harm it would cause to the open countryside. Therefore, the proposal would be contrary to Section 12 the NPPF (2024), Policies SP7 and HQ1 of the Central Bedfordshire Local Plan (2021) and Section 11 of the Central Bedfordshire Design Guide (2023).
