Conditions or Reasons for Planning Application - CB/25/01024/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plans, numbers:

CBC001
CBC002

Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the details submitted with the application, any works of internal and external 'making good', required as a result of implementation of the works hereby approved, shall be undertaken with materials and in a manner which fully maintain the traditional character of the building, close-matching with existing materials as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this curtilage listed building in all respects (Section 16, NPPF)
4) All external works hereby permitted shall be carried out in the materials detailed in the application form dated 26.03.25

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the Flitton Conservation Area.
