Conditions or Reasons for Planning Application - CB/25/01052/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

050 Site location plan
051 Proposed block plan
100 Existing floorplans
101 Existing elevations
105 Proposed floorplans
109 Proposed elevations

Reason: To identify the approved plan/s and to avoid doubt.
3) No development shall commence until details of a parking space at the frontage of the dwelling with surfacing (not loose aggregate) and drainage have been submitted to and approved in writing by the local planning authority. The approved details shall be implemented before the construction of the extension. Thereafter, the on-site parking provision shall be retained as approved in perpetuity.

Reason: This is a pre-commencement condition to provide adequate on-site parking provision clear of the public highway prior to the loss of a driveway parking space.

4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

5) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the northern and southern flank elevations of the proposed extension, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents.
