Conditions or Reasons:
1) The proposed extension by reason of its siting, design, scale and form would result in an unacceptable and harmful impact on the character and appearance of the area. Therefore, the proposal is not considered to be a high standard of design and is contrary to policy HQ1 of the Adopted Local Plan, the Central Bedfordshire Design Guide (August 2023), and Section 12 of the National Planning Policy Framework (2024).
