Conditions or Reasons for Planning Application - CB/25/01115/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plans, numbers:

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those detailed on pages 40 - 42 in the Design Access Justification Heritage and Planning Statement (March 2025) by David Coles Architects Ltd.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Policy HE3, CBLP; Section 16, NPPF).
4) Notwithstanding the details submitted with the application, prior to any installation on site, details of the junctions between the proposed first floor extension and the existing building shall be submitted to and approved in writing by the Local Planning Authority. The approved works shall thereafter be undertaken strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this curtilage listed building in all respects (Policy HE3, CBLP; Section 16, NPPF).
5) Notwithstanding the details submitted with the application any works of internal and external 'making good', required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Policy HE3, CBLP; Section 16, NPPF).
