Conditions or Reasons for Planning Application - CB/25/01145/FULL
Conditions or Reasons:
1) The proposed two storey side extension, due to its siting immediately adjacent to the shared boundary with No.20 Candale Close would result in the property spanning boundary to boundary and would be of poor quality design. The bulk and massing of the proposed extension would significantly reduce the spacing between dwelling houses which would be detrimental to the character of the host dwelling and wider character of the area. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
2) The cumulative bulk, volume and massing of the proposal would result in an unsympathetic, disproportionate addition, which lacks subservience to the original dwellinghouse. This would result in an unacceptable overdevelopment of the site to the detriment of the character and appearance of the dwelling, wider area, and streetscene. The proposal is therefore not considered to be of high-quality design, and would be deemed contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
3) The proposed development would fail to make adequate provision for off street parking, and if permitted would lead to an increase in on street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway. The proposal would therefore be contrary to Local Plan policies T2 and T3 and the council's Parking Standards in New Developments SPD.
