Conditions or Reasons for Planning Application - CB/25/01153/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 23.23, 23.23.01D, 23.23.03, 23.23.04, 23.03.05A

Reason: To identify the approved plans and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of drawing number 23.23.03.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with approved materials in the interests of the visual amenities of the locality. (Section 12, NPPF)
4) Prior to work commencing above slab level the surface water drainage scheme shall be implemented as shown on plan number 23.23.01D, and detailed in the Flood Risk Assessment shall be constructed to manage surface water runoff from the development for up to and including 1 in 100 year event (+40%CC). The Surface Water Drainage Scheme shall be maintained in accordance with the details set out in the Surface Water Maintenance Schedule, this will ensure the system functions as designed for the lifetime of the development.

Reason: To ensure that adequate surface water drainage is provided and that existing and future land drainage needs are protected in accordance with Policies CC3 - CC5 and Paragraphs 170 - 182 (inclusive of footnotes 62 and 63) of the NPPF.
