Conditions or Reasons for Planning Application - CB/25/01166/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 001, 010, 100, 200.

Reason: To identify the approved plan/s and to avoid doubt.
3) The detached double garage conversion hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the principle dwelling house known as 33 Lammas Way, Ampthill and it shall not be occupied as a separate independent dwelling or for any other purpose.

Reason: To prevent the establishment of a separate residential unit.

4) Prior to the occupation of the detached double garage conversion, 3 off-street parking spaces shall be provided on site and shall remain in place in perpetuity.

Reason: To ensure the provision of car parking clear of the highway.

5) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
