Conditions or Reasons for Planning Application - CB/25/01176/VOC
Conditions or Reasons:
1) The development shall be in accordance with with the enhancement and management measures outlined in the Ecological Enhancement And Management Plan dated March 2017.

Reason: In order to ensure that the proposal is in line with NPPF guidance providing a net gain for biodiversity.
(Policy BE8, SBLPR and Section 11 NPPF)
2) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To control the development in the interests of protecting the visual amenity of the AONB, AGLV and openness of the Green Belt.

3) The boundaries of the curtilage shall be set out and defined in accordance with the approved plan number 546.15.4. The curtilages shall thereafter be retained as approved.

Reason: To limit the extent of the residentially used land having regard to the rural location of the site in the Green Belt, AONB and AGLV.

4) The provision of fire hydrants as per approved drawing number 2016/86/01C shall be installed as approved and retained in perpetuity.

Reason: In the interests of fire safety and providing safe and accessible developments.
(Section 8, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1571.01.00, 571.01.01, 1571.03a.01, 1571.03a.02, 1571.03a.03, 1571.03a.04, 1571.03a.05 Rev A, 1571.03a.06 Rev A, 1571.03a.07 Rev A & 1571.03a.08 Rev A.

Reason: To identify the approved plans and to avoid doubt.
