Conditions or Reasons for Planning Application - CB/25/01182/FULL
Conditions or Reasons:
1) The proposed one and a half storey side/front extension, due to its massing, bulk and scale would result in a visually disproportionate addition to the dwellinghouse, therefore resulting in a development which would constitute inappropriate development within the South Bedfordshire Green Belt which would be harmful to the openness of the Green Belt and be contrary to Policy SP4 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 13 of the NPPF.
2) The proposed development by virture of the scale, design and massing would result in an extension that would dominant and overwhelm the host dwelling, such that the existing character of the host dwelling would be lost. In addition, the proposal would appear at odds with the existing grain of development, resulting in a detrimental impact on the character and appearance of both the host dwelling and the surrounding area contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
3) The proposed development, by virtue of its rear balcony, would result in a detrimental loss of privacy on 52 & 56 Sharpenhoe Road, contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
