Conditions or Reasons for Planning Application - CB/25/01188/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plans, numbers:

CEC-1828190-01
CEC-1828190-02
CEC-1828190-03 Revision 01

Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the details submitted with the application any works of internal 'making good', required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which is strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Policy HE3, CBLP; Section 16, NPPF).
