Conditions or Reasons for Planning Application - CB/25/01220/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

M25-9121:03B
M25-9121:04B
M25-9121:05A
M25-9121:06A
M25-9121:07B

Reason: To identify the approved plans and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) Two off-street parking spaces shall be provided on site in accordance with the parking layout shown on drawing number M25-9121:03B and shall remain in place in perpetuity.

Reason: To ensure the provision of car parking clear of the highway in the interests of highway safety.

5) Notwithstanding the provisions of Part 1, Class B of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no roof extensions to the building hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: In the interests of protecting the residential amenity of neighbouring occupiers.
