Conditions or Reasons for Planning Application - CB/25/01233/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2025005-SU-001, 2025005-SU-002, 2025005-PL-010 Rev B, 2025005-PL-011 Rev B, 2025005-PL-012 Rev B

Reason: To identify the approved plan/s and to avoid doubt.
3) Throughout the course of development, all plant and material storage, chemical washings and contractor access shall be excluded from utilising any part of the existing grassed areas at the front of the property, which shall remain a Construction Exclusion Zone for the duration of development.

Reason: To safeguard the preferential rooting area of trees within the front garden of the property, which are protected by Tree Preservation Order No. 3/1998, from soil compaction and contamination damage, so as to maintain tree health and amenity value. (Policy EE4 of the CBLP and Section 15 of the NPPF)
4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
