| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The re-roofing works hereby permitted shall be carried out in the materials detailed in the specification on drawing numbers WPD-003-25-3 and WPD-003-25-4A.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects.

Notwithstanding the details submitted with the application the works hereby approved and any associated works of internal and external 'making good', including brickwork,
timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional detailing and character of the building, close-matching with existing materials and detailing as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located.
