Conditions or Reasons for Planning Application - CB/25/01258/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PL01; PL02/ rev A

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building, and as detailed in the submitted application form.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as 2 Hatfield Avenue, Cranfield and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

5) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, prior to the first occupation of the annexe/ extension hereby approved, the parking spaces shown on approved drawing ref: PL02/ rev A shall be made available for use and shall not be used for an purpose other than as parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose. The parking provision shall be retained for the lifetime of the development hereby approved.

Reason

In the interests of highway safety in the vicinity of the site (Policies T2 and T3, Central Bedfordshire Local Plan, 2021)
