Conditions or Reasons:
1) By virtue of the proposal's siting, design and roof form, the extensions, cumulatively, would be considered to form an incongruous addition to the host dwelling, which cannot be said to appear high-quality in its design and appearance. The proposals would appear inappropriate and out of character within the surrounding area, exacerbated by the prominence of the proposals within the streetscene and by virtue of the application site's end of settlement location, contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
