Conditions or Reasons:

11) The development hereby permitted shall not commence until an Ecological Enhancement Strategy (EES) for the creation of new wildlife features such as bird and bat boxes, hedgehog holes and wildlife friendly planting to the northern planting area, and a timetable for delivery of these enhancements, has been submitted to and approved in writing by the Local Planning Authority. The works shall be carried out strictly in accordance with the approved details and shall be retained in that manner thereafter.

Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements. This condition is pre-commencement to ensure that satisfactory ecological enhancement measures are secured.

14) The development hereby permitted shall not commence until a Sustainability Statement demonstrating how the development hereby approved will comply with the requirements of Local Plan Policy CC1 (Climate Change and Sustainability) has been submitted to and approved in writing by the Local Planning Authority. The details shall incorporate how the development will:

Increase resilience to the impacts of climate change
Achieve a reduction in carbon dioxide emissions by at least 10%, based on emission rates determined by Part L of the Building Regulations applicable at the time of this application
Maximise opportunities to use renewable and low carbon sources
Achieve the minimum requirements for 'Very Good' within the Water section of BREEAM New Construction 2018
Achieve a water sensitive approach to the design and the incorporation of measures to promote water efficiency and achieve water neutrality
Negate the performance gap between built and designed energy use
Incorporate adaption measures to achieve flood resilience to impacts of climate change

A Post-Construction Verification Report shall be submitted to and approved in writing by the Local Planning Authority prior to occupation of the development.

Reasons: In the interests of achieving sustainable development. This condition is pre-commencement to ensure that the development as built accommodates agreed sustainability measures.
