1) The proposal would constitute a material change to planning permission reference CB/24/02558/FULL for the following reason:

The application seeks to amend the development to include changes to window detailing and placement, site levels and the addition of a closed window. Due to the numerous changes and in particular the change in site levels that have affected the height of the dwelling, it is not considered that the proposal would be non-material.

Therefore, the amendments are not considered to be a non-material amendment under Section 96A of the Town
