Conditions or Reasons:
6) The development hereby permitted, including demolition, shall not begin until the Local Planning Authority has approved in writing a full scheme of works for the retention or repair or rebuilding, as necessary, of the outbuilding at 86 Dunstable Street that is attached to the existing vacant office building proposed to be demolished. No construction works shall commence on block 4 until works to the outbuilding at 86 Dunstable Street have been completed in accordance with the Local Planning Authority's approval.

Reason: These matters are required prior to the commencement of any development in order in the interests of the character and appearance of the Conservation Area and in accordance with Policy HE3 of the Central Bedfordshire Local Plan.
