Conditions or Reasons:

1) The proposal by reason of its siting, scale, form, design and footprint will result in a cramped form of development which is harmful to the character and appearance of the surrounding area and will result in inadequate and substandard living conditions for future and existing occupiers, by reason of inadequate private amenity space, loss of privacy and poor outlook. The proposal does not therefore represent a high quality layout and design, contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), the NPPF (2024) and the Central Bedfordshire Council Design Guide (2023).

2) Insufficient information has been submitted in the form of a Noise Impact Assessment to enable an accurate assessment of the proposal in terms of the potential noise impacts from the A1 trunk road on the living conditions of future occupiers of the proposed dwelling, contrary to Policies HQ1 and CC8 of the Central Bedfordshire Local Plan (2021), the NPPF and the Central Bedfordshire Council Design Guide (2023).
