Conditions or Reasons for Planning Application - CB/25/01461/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; A010, A011, A012, 1592/13, 1592/12B, 1592/10A, 1592/02.

Reason: To identify the approved plan/s and to avoid doubt.
3) The new parking spaces, as detailed on drawing number; A012, shall be implemented prior to the development being brought into use and retained thereafter.

Reason: To provide adequate and workable parking clear of the public highway.
4) Arrangements shall be made for surface water drainage from the access and vehicular areas within the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.
5) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the parking provision on the site shall not be used for any purpose, other than parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.
6) The extended cycle parking provision, as detailed on drawing number; A012, shall be implemented prior to the development being brought into use and retained thereafter.

Reason: To provide adequate and workable cycle parking.
7) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
