Conditions or Reasons for Planning Application - CB/25/01462/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

L(9)1A Site Location Plan
L(9)2 - Existing Topographic Survey
L(9)3A Block Plan
L(0)1 - Proposed Site Layout Plan
L(0)2 - Proposed Wash Bay Floor Plan and Roof Plan
L(0)3 - Proposed Wash Bay - Elevation Plans and Sections
L(0)4 - Proposed and Existing Wash Bay and Storage Tanks - Elevation Plans and Sections
Planning, Design and Access Statement

Reason: To identify the approved plan/s and to avoid doubt.
3) No development shall commence until a strategic water resources strategy and drainage scheme (details of drainage, waste and rain water harvesting, as well as details of catch pit/silt traps/oil separator and its maintenance) has been submitted to and approved in writing by the Local Planning Authority. The strategy will confirm non-domestic water is available to serve the development and should explore innovative solutions which may help reduce overall water demand and ensure the environment is protected from contamination. The approved details shall be implemented and retained thereafter.

Reason: This is a pre-commencement condition to ensure domestic water supply is not jeopardised and to protect water resources and ensure sustainable development and to ensure the environment is protected from contamination.

4) All external works hereby permitted shall be carried out as set out in the application.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

5) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
