Conditions or Reasons for Planning Application - CB/25/01473/FULL
Conditions or Reasons:
1) The proposed dwelling would significantly reduce the private amenity space of Nos. 31 and 33 Church Street, thereby resulting in a detrimental impact upon the residential amenity of these neighbouring dwellings, contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposed dwelling would provide insufficient internal and external amenity space thereby providing inappropriate living conditions for future occupiers, contrary to Policies HQ1 and H2 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
3) The proposal fails to make adequate provision for off-street parking and if permitted would lead to an increase in on street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway, contrary to Policies T2 and T3 of the Central Bedfordshire Local Plan, the Council's Parking Standards for New Development's SPD and Section 9 of the NPPF.
