Conditions or Reasons for Planning Application - CB/25/01600/VOC
Conditions or Reasons:
1) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Site Location PLan, Topographical survey sheeet 1 of 1, SE/3118 and S73-001.

Reason: To identify the approved plan/s and to avoid doubt.
2) Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes that closely match, like for like, those historic materials and finishing details used in the existing building or structure, to accord with the usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure that the special historical and architectural interest and integrity of th listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 16).
3) The proposed exterior materials proposed to be used in the development hereby approved shall be constructed in accordance with approved plans Amended ANNOTATED Proposed Floor Plan and Elevations - 26.02.2025, Amended Public Conditions & Materials Photo Schedule - 26.02.2025 as approved by application reference CB/25/00197/DOC.

Reason: To safeguard the appearance of the development in the interests of the character, appearance and historical significance of the Grade II Listed Building.
4) Notwithstanding the details submitted with the application details of mortar and render mixes and final finishes, including colour schemes expressed as RAL nos. or demonstrated by colour swatches, the development hereby approved shall be constructed in accordance with approved plans Amended ANNOTATED Proposed Floor Plan and Elevations - 26.02.2025, Amended Public Conditions & Materials Photo Schedule - 26.02.2025 as approved by application reference CB/25/00197/DOC.

Reason: To safeguard the appearance of the development in the interests of the character, appearance and historical significance of the Grade II listed Building.
5) All new doors, windows and garage door shall be carried out in accordance with the approved plans G001 -Glazing details 1 of 2 for condition 6 - 21.01.2025, Amended G002 - Glazing details 2 of 2 for condition 6 - 26.02.2025, Amended ANNOTATED Proposed Floor Plan and Elevations - 26.02.2025 as approved by application reference CB/25/00197/DOC.

Reason: To safeguard the appearance of the development in the interests of the character, appearance and historical significance of the Grade II listed Building.
