Conditions or Reasons for Planning Application - CB/25/01670/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall be used only as private, non-commercial stabling in association with No.45 Peddars Lane.

Reason: To prevent the stables from being used for commercial purposes to the detriment of the locality.

3) The building shall not be used until the junction of the proposed vehicular access with the highway has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
4) The turning space for vehicles illustrated on the approved plan (No. 3770.24.3) shall be constructed before the development is first brought into use.

Reason: To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles onto the highway.
5) Before the development is brought into use, details of a Waste Management Plan shall be submitted to the Local Planning Authority, including the siting and location of waste and feed associated with the keeping of horses.
Reason: In the interests of neighbouring amenity and preventing of odour and pests pollution (Policy HQ1 of the CBLP)
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3770.24.1, CBC-001, CBC-002, 25p125.PDF.100.01, 3770.24.1, CBC-003

Reason: To identify the approved plan/s and to avoid doubt.
