Conditions or Reasons for Planning Application - CB/25/01672/FULL
Conditions or Reasons:
1) The proposed development, by virtue of its excessive scale, bulk, siting and unsympathetic design, would create an incongrous and visually conspicuous form of development which would detract from the character and appearance of the Barton Conservation Area. The proposal would result in less than substantial harm to the significance of this designated heritage asset and no public benefits exist that would outweigh this harm. Therefore, the proposal would be contrary to Policies HQ1 and HE3 of the Local Plan, Chapters 11 and 5 of the Central Bedfordshire Design Guide, Sections 12 and 16 of the NPPF and the Planning (Listed Buildings and Conservation Areas) Act 1990.
