1) The site is located within the Houghton Regis Conservation Area. As such, the dwellinghouse is situated on article 2(3) land in which larger extensions are not permitted. Therefore, the proposal does not comply with the criteria of Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
