Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted document 'Revised Design & Access Statement Vane Cottage (R4) - 16.09.2025' and plans, numbers 001/R2, 002/R2, 003/R3, 004/R3, 005/R3, 006/R3, 007/R3, 008/R3, 009/R3, 010/R3, 011/R3, 012/R3.

Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the details submitted with the application, full details of the proposed external and internal materials, including finishes, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building construction being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
4) Full details of all new windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to any work of new window or door installation on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
5) Notwithstanding the details submitted with the application, full details of the proposed rainwater goods, including finishes, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building construction being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
6) Notwithstanding the details submitted with the application, full details of the proposed services, including locations of new openings, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building construction being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
7) Notwithstanding the details submitted with the application, a method statement specifying any proposed timber repairs shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building construction being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
8) Notwithstanding the details submitted with the application any works of internal and external 'making good', required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
