Conditions or Reasons for Planning Application - CB/25/01769/VOC
Conditions or Reasons:
1) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those detailed on drawing number CBC-006 (Proposed Elevations and Floor Plans - Garden Gazebo Plan).

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials that are in the interests of the visual amenities of the locality.

2) The approved structure shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Section 12, NPPF)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

CBC-002 (Site Location Plan)
CBC-003 (Block Plan)
CBC-006 (Proposed Elevations and Floor Plans - Garden Gazebo Plan)

Reason: To identify the approved plan/s and to avoid doubt.
