Conditions or Reasons for Planning Application - CB/25/01788/PAEC
Conditions or Reasons:
1) The development hereby permitted shall be completed not later than three years from the date of this approval.

Reason: To comply with MA.2(5) of Part 3, Schedule 2 of the Town and Country Planning (General Permitted Development)(England) Order 2015 (as amended).
2) Prior to commencement of the development, a noise assessment shall be submitted to the Council for approval of external noise levels incl. reflected and re-radiated noise and details of the sound insulation of the building envelope, orientation of habitable rooms away from major noise sources and of acoustically attenuated mechanical clean, odour free ventilation as necessary to achieve internal room noise standards in accordance with the criteria of BS8233:2014. Approved details shall be implemented prior to occupation of the development and thereafter be permanently retained.

Reason: This condition is pre-commencement in order to protect future occupants from noise pollution.
3) Prior to occupation, a scheme for the secure and covered parking of cycles on the site (including the internal dimensions of the cycle parking area, stands/brackets to be used and access thereto), calculated at one cycle parking space per bedroom (long stay) and a minimum of two short stay spaces (short stay), shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be in accordance with the Council's Parking Standards for New Development SPD (August 2023) or any subsequent revision. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.

Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport.
4) The development hereby approved shall not be occupied until details of refuse storage area and collection point have been approved by the Local Planning Authority. No part of the building shall be occupied until the said storage and collection points have been constructed in accordance with the approved details.

Reason: To ensure the refuse collection bins do not cause a hazard or obstruction to the highway or parking area.(Policy T2, Central Bedfordshire Local Plan, Section 9, NPPF)
5) No unit shall be occupied until the new entrance doorway, first floor window sill alterations and alterations to ground floor front windows and reinstatment of rear window of 2 North Street, shown on drawing number CO0624-103D as approved under planning application reference CB/25/00299/FULL, have been installed.

Reason: To ensure adequate amenity for future occupiers.
6) This approval relates only to the details shown on the submitted plans, numbers CO0624/101, CO0624/100, CO0624/103/A, CO0624/102/A

Reason: To identify the approved plan/s and to avoid doubt.
