| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

Reason: To identify the approved plans and to avoid doubt. |
3)
No caravan located on the Site shall be occupied for residential purposes by persons other than Gypsies and Travellers, as defined within the Planning Policy for Traveller Sites 2024 or any subsequent guidance.
Reason: To ensure that the occupation of the residential caravans on the site is restricted to Gypsies and Travellers. |

There shall be no more than three static caravans, as defined by the Caravan Sites and Control of Development Act 1960 and the Caravan Act 1968 as amended, stationed at any one time within Plot 3.
Reason: To limit and define the number of pitches and number of caravans and to ensure all caravans meet the legal definition and in recognition of the location of the site outside of the Settlement Envelope and within open countryside, to control the visual amenities of the locality. 5)
No vehicle over 3.5 tonnes shall be stationed, parked or stored on the site.
Reason: In the interests of the amenity of neighbours, visual amenity and highway safety. (Section 12, NPPF and Local Plan Policies HQ1 and T2) |

No commercial, industrial or business activities shall take place within Plot 3, including the storage of materials and goods.
Reason: To safeguard the amenity of neighbouring occupiers and the character and appearance of the area. (Sections 12 and 15, NPPF, and Local Plan Policies HQ1, CC8, and EE5) |
