| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

This consent relates only to the details shown on the submitted plans, numbers:
Site Location Plan FRARY/10P/SK(A)25B Floorplans FRARY/20P/SK(A)25B Elevations
Reason: To identify the approved plans and to avoid doubt. |

Notwithstanding the details submitted with the application, full details of the proposed external materials, including finishes, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building construction, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF). |

Notwithstanding the details submitted with the application, full details of the proposed junctions with the existing building, including any fixings, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building construction, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric of this listed building in all respects by minimising irreversible damage and harm (Section 16, NPPF). |

Notwithstanding the details submitted with the application, full details of all new windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to any work of new window or external door installation on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF). |

Notwithstanding the approved plans, all new brickwork will match the existing adjacent brickwork in bond except with the express consent of the Local Planning Authority in writing. Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 16). |
