Conditions or Reasons for Planning Application - CB/25/02279/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plans, numbers D92 25 119 010/P2, D92 25 119 011/P2, D92 25 119 020/P1, D92 25 119 021/P2, D92 25 119 022/P2, D92 25 119 101/P2.

Reason: To identify the approved plan/s and to avoid doubt.
3) Full details of all new windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to any work of new window or door installation on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details.

Reason: This is a pre-commencement condition to ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
4) Notwithstanding the details submitted with the application, full details of the proposed materials shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building construction or refurbishment being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: This is a pre-commencement condition to ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
5) Notwithstanding the details submitted with the application, details of any proposed services, including locations, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building construction or refurbishment being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: This is a pre-commencement condition to ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
6) Notwithstanding the details submitted with the application, full details of the proposed wood burner flue shall be submitted to and approved in writing by the Local Planning Authority prior to any work of installation being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: This is a pre-commencement condition to ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
7) Notwithstanding the details submitted with the application, any works of internal and external 'making good', required as a result of implementation of the works hereby approved, shall be undertaken with materials and in a manner which are strictly compatible with and fully maintaining the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
