3) Notwithstanding the details submitted, no development shall commence until full details of the proposed render (including aggregates and mix ratio) have been submitted to and approved in writing by Local Planning Authority. The development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: This is a pre-commencement condition to ensure that the approved development is carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
