Conditions or Reasons:

12) Within one month of first occupation of any building hereby permitted the scheme of mitigation at the A6001 London Road/Pegasus Drive roundabout, as shown indicatively on plan reference 183752/PD13 Rev C, shall have been constructed in accordance with the approved details, amended as necessary by the relevant detailed design, technical and safety audit processes, and opened to traffic. Any detailed design should include appropriate changes to drainage, signage, road markings and street lighting.

A Stage 3 Road Safety Audit of the scheme must be submitted to the Local Planning Authority within one month of first occupation of any building, and thereafter any remedial works identified and agreed through the audit process shall be fully implemented either:
within 6 months of receipt of the Overseeing Authorities final comments on the Stage 3 Road Safety Audit; or
prior to the occupation of a second building hereby permitted,
whichever comes first.

For the purpose of this condition the term "building" means any building identified as either Unit 06, Unit 07, Unit 08, Unit 09 or Unit 10 on drawing number 7248-48 Rev L.

Reason: To ensure the efficiency and safe functioning of the highways network, in accordance with Policies T1 and T2 of the Central Bedfordshire Local Plan and the NPPF.
