| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3329 01A, 3329-02D, 3329-03E.
Reason: To identify the approved plan/s and to avoid doubt. |

Prior to development, an Arboricultural Method Statement and Tree Protection Plan shall be submitted to the Local Planning Authority for approval, based on the findings and report recommendations of the supporting document 'Arboricultural Impact Assessment' by Andrew Belson Ltd, dated 24th July 2025, which includes Appendix B 'Tree Survey Data', and Appendix C 'Arboricultural Impact Plan' (Drawing No. 5271.Regis.Sherwood.AIP Rev A). The approved Arboricultural Method Statement and Tree Protection Plan shall then be implemented in strict accordance with the required sequence of operations, with all tree protection barriers and/or ground protection remaining securely in position throughout the entire course of development works.
REASON To ensure that adjacent 'off-site' trees are protected from ancillary development activity, so as to maintain tree health, anchorage, landscape, screening and biodiversity value. |

The external sound level (Rating Level) emitted from the premises shall not exceed the Background Sound Level. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with all machinery and activity on the premises operating together at maximum capacity. Approved details shall be implemented prior to use of the development and thereafter be permanently retained except for specific changes to the noise details that are requested by the Local Planning Authority in writing to address statutory nuisance
Reason: To protect the amenity of neighbouring residential dwellings (Policy HQ1 of the CBLP, 2021). |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
