| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PL001A, PL002, PL003A, PL004B, PL005A, PL006, PL007, PL008.
Reason: To identify the approved plans and to avoid doubt. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

Prior to development, all tree protection barriers and ground protection shall be constructed, installed and positioned in strict accordance with the Arboricultural Method Statement and Tree Protection Plan, which form part of the supporting document 'BS 5837 Tree Report' dated September 2025, as prepared by Cedarwood Tree Consultants, and supervised and checked by the Project Arborist. The tree protection barriers and ground protection shall then remain securely in position throughout the entire course of development works.
Reason: To protect the designated Root Protection Areas and canopy spread of the adjacent Oak trees from ancillary development activity, so as to maintain tree root health and crown condition. (Policy EE4, CBLP) |

Throughout the course of development works, all construction activity and working methodology, to include any extension of the existing patio, shall conform to the requirements stipulated in the Arboricultural Method Statement and Tree Protection Plan, which form part of the supporting document 'BS 5837 Tree Report' dated September 2025, as prepared by Cedarwood Tree Consultants.
Reason: To ensure that working practices are carried out in accordance with good arboricultural practice, and adhere to the requirements set out in the Arboricultural Method Statement. (Policy EE4, CBLP) |
