Conditions or Reasons for Planning Application - CB/25/02449/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to commencement of the development, details shall be submitted to and approved in writing by the Council, of an enhanced sound insulation value DnT,w + Ctr of at least 10 dB above the Building Regulations value, for the floor/ceiling/wall structures separating the ground floor commercial premises from first floor dwellings. Approved details shall be implemented prior to occupation of the development and thereafter be permanently retained.

Reason: To protect neighbouring amenity and the amenity of future occupiers amenity (Policy HQ1 of the CBLP, 2021).
3) Prior to occupation of the development, a scheme of sound insulation and of acoustically attenuated ventilation as necessary to achieve internal room noise standards shall be
installed in accordance with the Central Bedfordshire Design Guide. Where alternative means of ventilation to open windows is provided for the purpose of complying with noise standards, this shall be made clear for check of compliance with Building Regulations. Approved details shall be implemented prior to occupation of the development and thereafter be permanently retained.

Reason: To protect the amenity of neighbouring amenity and future occupiers (Policy HQ1 of the CBLP, 2021)
4) Prior to the occupation of any dwelling on the site, a scheme for the provision of waste receptacles for each dwelling shall be submitted to and agreed in writing by the Local Planning Authority. The receptacles shall be provided before occupation takes place.

Reason: In the interest of residential amenity and to reduce waste generation in accordance with the Councils's Minerals and Waste Local Plan 2014, Policy WSP5 and the adopted SPD "Managing Waste in New Developments" (2006).
5) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors - November 2023 Update https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1615-P-001, 1615-P-002, 1615-P-002, 1615-P-003, 1615-P-004, 1615-P-005, 1615-P-006 REV A

Reason: To identify the approved plan/s and to avoid doubt.
